New Energy Efficiency Rules For Scottish Landlords
New energy efficiency regulations could impact landlords and property enhancements may be required, however at Castlebrae we’re here to assist you.
From 1st October 2020 all private sector rental properties must have a minimum energy rating of E, otherwise landlords could face a fine of up to £5,000.
As the UK pushes forward with its aim to become carbon neutral by 2050 and 2045 for Scotland, home energy ratings have been targeted to reach a C by 2030. Landlords will be required to ensure their rental property energy efficiency meets specific deadlines.
The new rules were set to be implemented on the 1st April 2020, however the start date has been delayed to 1st October 2020.
Help To Improve Your Rental Property Energy Efficiency
If your rental property doesn’t currently meet the required EPC standard and improvements are required, there is help available.
Home Energy Scotland can help landlords with the cost of home improvements to upgrade your rental property.
Whilst they may not pay the full cost of improving a property, Home Energy Scotland will contribute a significant amount to help landlords.
Minimum Energy Efficiency Exemptions
There are a wide range of reasons a landlord could be exempt from making the changes required, such as:
- You have been refused entry by a tenant
- Costs caps on improvements
- Listed building
It’s important to always check with the relevant local authority as landlords may be required to show proof in order to be added to the exemptions registers.
